    FICO – Fair ISAAC & Company – is the leading credit reporting agency that lenders use for credit scoring your home loan mortgage application.

    The FICO formula is undisclosed because of U.S. Congress decisions.

    The higher your FICO score, the better chance you have receiving a home Tennessee mortgage loan. Also, the higher your score, the better negotiating power you have on the mortgage.

    If you have a FICO score lower than 580, getting a mortgage home loan is more of a challenge.

  • 500 – 580 can get a home mortgage loan, with down payment.
  • 580 – 640 can get a 100% home loan financing. No money down.
  • 640 - 700 can get a 125% home mortgage loan.
  • 700+ Excellent score = excellent rate with excellent terms.
